While SDA Housing Assist doesn’t directly provide SDA or SIL services, we have strong relationships with a wide network of SDA and SIL providers across Australia. Are your services free for participants and their families?
Yes! Our services are provided at no cost to participants and their families. SDA Housing Assist works with property investors and providers, so you can get help finding suitable SDA housing without any fees or charges.

Do you offer any guarantees of success in participant procurement?
We can’t guarantee a placement — but we do guarantee proactive, targeted action.
Participant procurement is influenced by many factors outside anyone’s control, such as market demand, participant funding approvals, and location. Because of this, we can’t promise a tenant within a specific timeframe.
What we do guarantee is that we will:
- Actively market your property to our Australia-wide network of SIL providers, SDA providers, Support Coordinators, allied health professionals, and other referral channels.
- Tailor our outreach strategies based on your property type, location, and ideal participant profile.
- Provide regular updates and feedback so you know exactly what’s happening behind the scenes.
Our role is to maximise your property’s visibility and connection opportunities — giving it the strongest chance of securing a suitable participant as quickly as possible.

Can SDA Housing Assist manage my property?
No — we’re not a property management company.
SDA Housing Assist doesn’t handle day-to-day property management tasks such as maintenance, rent collection, or compliance checks. Instead, our role is specialised: we focus solely on connecting SDA properties with suitable participants through targeted marketing and networking.
We work alongside your existing SDA provider or property manager, complementing their services by sourcing participant leads they might not have access to. Think of us as the tenant connection specialists, while your provider handles everything once the participant moves in.

SDA Housing Assist complements your SDA provider’s work by focusing on one specialised piece of the puzzle - tenant sourcing.
While your SDA provider manages the property’s compliance, day-to-day tenancy, and ongoing support, we concentrate solely on connecting your property to a wider network of SIL providers, support coordinators, allied health professionals, and other referral pathways across Australia.

How much does it cost to engage SDA Housing Assist?
We keep it simple - our fee is an hourly rate of $85 + GST, with no hidden fees or commissions. You only pay for the time we actively work on marketing and sourcing participants for your property.

How long will it take to find a participant for my property?
The timeframe can vary greatly depending on your property’s location, design category, participant funding availability, and current market demand. In some cases, suitable participants are found within weeks; in others, it may take several months — especially in oversupplied or regional areas.
It’s important to note that in some markets there may simply be no eligible SDA-funded participants actively seeking housing at that time. When this occurs, we work with investors to explore alternative tenancy options, such as participants using other funding streams, privately funded tenants with accessibility needs, or temporary non-SDA leases to keep the property occupied until an eligible SDA participant becomes available.
While we can’t promise an exact timeline, we take a proactive approach from day one, marketing your property to our Australia-wide network of SIL providers, SDA providers, Support Coordinators, allied health professionals, and other referral partners to give it the best possible chance of securing a suitable tenant quickly.
